11% decrease in tenant evictions

There has been an 11% drop in tenant evictions in England and Wales, according to recent research*.

The report claims that between 2004 and 2008 the number of tenant evictions increased by over 8%, peaking at 56,700 in the third quarter of 2008.

However, in the third quarter of 2009 this figure dropped by over 6,000 to 50,450 evictions, an 11% decrease. This reduction has been attributed to the fall of house price rises during 2008, as landlords feared facing empty properties and the prospect of no rental income.

The decline in tenant evictions comes despite the fact that 43% of landlords experienced arrears in the past year, according to a study from the National Landlord’s Association.
